What Happens If Your Key West Home Appraises for Less Than the Offer?

You found the Key West home you wanted. You wrote the offer, negotiated the terms, and finally heard the words every buyer waits for: offer accepted.

Then the appraisal comes back lower than the purchase price.

Now what?

This is called an appraisal gap, and while it can feel alarming when you first hear the number, it does not automatically mean the transaction is over.

Let’s say you agree to purchase a Key West home for $940,000, but the appraisal values it at $900,000. If you are financing the purchase, your lender generally bases the loan on the appraised value—not simply on what you agreed to pay.

That leaves a $40,000 difference that needs to be addressed.

Why Appraisal Gaps Can Be Tricky in Key West

Key West real estate is different from many traditional housing markets.

We have limited land, historic properties, highly distinctive neighborhoods, and homes where two properties just a few streets apart can have very different features, condition, elevation, architecture, lot size, or access to the water.

That can make comparable sales more complicated.

There is also an emotional component to buying in the Florida Keys. Buyers are often purchasing more than bedrooms and square footage. They are buying proximity to the water, walkability, history, outdoor living, and a lifestyle they may have dreamed about for years.

Sometimes the price a buyer is willing to pay and the value supported by recent comparable sales simply do not line up.

What Can You Do When an Appraisal Comes in Low?

There are usually several paths forward.

A buyer may decide to cover all or part of the difference with additional cash. A seller may agree to reduce the purchase price. Buyer and seller may also negotiate and meet somewhere in the middle.

In other situations, the appraisal can be reviewed or challenged if there is legitimate evidence that important comparable sales or property features were overlooked.

Depending on how the contract was written, a buyer may also have the option to terminate the transaction.

This is exactly why I like discussing appraisal scenarios before an offer is submitted, not after the appraisal arrives.

Today’s Key West Market Gives Buyers More Room to Talk

One important difference in the current Key West real estate market is time.

Homes are generally taking longer to sell than they did during the frenzy years, giving qualified buyers more room to inspect, evaluate, negotiate, and make thoughtful decisions.

That can change the appraisal-gap conversation considerably.

A seller who has already spent weeks or months on the market may be much more willing to work toward a solution than immediately lose a serious buyer and start over.

The most important thing is not to panic.

A low appraisal is a problem to solve, not necessarily the end of the deal.
